Summerlin has been built out village by village over three decades, so a single ZIP code can hold a 1990s production home, a new build still at framing and a custom estate in The Ridges. Building new in Summerlin

Newer villages such as Redpoint, Reverence and Sterling Ridge are still adding homes. Buying or building new is the best moment to plan technology, because the walls are open. Builder packages usually cover a few basics. We add what makes a home work for the next twenty years:

• Network cable to each room and to ceiling access-point locations, so Wi-Fi reaches the whole house and the yard.
• Wire for exterior cameras at every corner and the front door.
• Speaker wire for the rooms and patio where you'll want music.
• Shade power at every window, including the ones you'll decide on later.
• Keypad locations for lighting control, and a ventilated equipment location that is not in the garage.

We coordinate with your builder, pre-wire at rough-in, photograph the walls before drywall, and return for trim-out and programming.

Upgrading an established Summerlin home

Many homes in the older villages still have the alarm panel and cabling they were built with. The usual starting point is a panel upgrade with app control, then cameras, then a network that can actually cover a two-story stucco home. Stucco walls are built over wire mesh that weakens Wi-Fi from room to room, so we typically use several wired access points rather than one router or a consumer mesh kit.

Views to the west, sun to match

Summerlin looks west toward Red Rock, and those views come with hard afternoon sun on west-facing glass. Motorized shades on a schedule, or tied to the sun's position, lower before the heat builds and rise again for the evening view. They also protect floors and furnishings from UV. It's one of the most requested upgrades we see on this side of the valley.

HOA guidelines

Summerlin's associations have architectural guidelines for exterior changes. We plan camera and equipment placement to fit your association's guidelines and give you the equipment details and photos your HOA asks for.

Security for the way Summerlin is laid out

Summerlin homes often back onto trails, parks and golf course edges, which gives the backyard more exposure than the street side. We pay particular attention to rear sliders and patio doors, glass-break detection on large windows, and cameras that cover the back wall and side gates as well as the front door. Exterior and backyard lighting can also be set to come on when the alarm trips.

Custom estates

In The Ridges and similar custom enclaves, projects usually cover the full scope: whole-home automation on Crestron, Savant or Control4 with Josh.ai voice control, Lutron lighting and shades, distributed audio, a theater or media room, and layered security.
